Please don't let your Sellers give their houses away!

The house at 1075 Park View Dr. closed last week at $230,300. It was a unrepresented seller. A few months ago they

had a contract, but the appraisal (done by one of the best in Tallahassee) came in at $224,000, so the contract fell

through. The seller hung in there and did better. But many REALTORS® would have begged that seller to take what they

could and kept forcing the market down.

That appraisal just happened to be the fifth house in six months that had not appraised for contract. I was able to get

this detailed information, houses, appraisers names, etc . . ., to some key appraisers and help them see. "One house not

appraising for contract is pretty obvious you had a Seller's dream Buyer fly in from San Bernandino and think he found a

steal. But FIVE? Five tells me Buyers are willing to pay more, the market has bottomed, but appraisers haven't

realized that yet. Appraisals have become self‐fullfilling prophecies."

Since then, we've seen some average $/SqFt increases (last five sales of 2009 avg. $116/SqFt, last five sales avg $123

SqFt). And this house, with over $3/SqFt increase in a few months, is real good evidence.

As of today, June 6 (check MLS) under 1800 SqFt we have 12 available, and 21 closed in the last 12 months. These

numbers represent the closest thing to a balanced market (6 mos supply) you've seen in a long time.

If you've got a Buyer who is waiting for prices to bottom out, tell them the time is right. Interest rates likely won't go

lower, and if they go up, house prices will have to plummet to keep your Buyer from losing big on their gamble.
